What renters insurance covers

  • Personal property — protects your belongings from theft, fire, vandalism, smoke, windstorms, and other covered perils.
  • Liability protection — covers legal and medical costs if you accidentally injure someone or damage their property.
  • Loss of use — pays for hotel stays, food, and other living expenses if your rental becomes uninhabitable.
  • Medical payments to others — covers guest injuries regardless of fault.

Houston-specific note: Flood damage is not covered by standard renters insurance. You’d need a separate flood policy.

How much coverage you actually need

  • Home inventory — most renters own $20,000–$50,000 in belongings.
  • Deductible — $500 or $1,000 are common. Higher deductible = lower monthly cost.
  • Liability — at least $100,000, but $300,000–$500,000 is often only a few dollars more.
